Job Summary
Under direction, is responsible for planning and directing the building maintenance activities for a department.
Administrative responsibilities include budgeting, purchasing, maintaining inventories, work order processing, and monitoring service contracts.
Exercises direct supervision over assigned staff.

Essential Job Functions Maintains buildings in good condition by performing basic carpentry, electrical, painting, mechanical, welding, wiring, and plumbing work and other maintenance related activities.
Ensures that all safety standards and procedures are observed while work is performed.
Lubricates, checks, and adjusts a variety of equipment and machinery such as pumps, motors, gauges, valves, and air conditioners.
Builds and installs partitions, window guards, platforms, and staging, frequently lifting and carrying equipment or parts weighing 30 pounds.
Performs basic preventive maintenance and repair work on heating, air-conditioning, and ventilation systems.
Prepares job layout work and reports on completed work orders.
Utilizes hand and power tools to repair and maintain electrical equipment and building fixtures; replaces burned or defective lamps and light bulbs; repairs door closures, ceiling tiles, and floor tiles; performs basic cement and masonry work.
Performs basic plumbing maintenance and repair procedures, including unclogging sewer lines and drains, and installing water heaters.
Repairs and conducts preventive maintenance on conveyor belt systems, automatic gates, doors, elevators, escalators, and other related systems.
May move, assemble, or repair office furniture, equipment, or fixtures.
Maintains an inventory of supplies and equipment.
Performs related duties and fulfills responsibilities as required.
Job Requirements High school diploma or GED equivalent (recognized by the Texas Education Agency or a regional accrediting agency).
Four (4) years of experience in building and mechanical maintenance and repair.
Valid Class "C" Texas Driver's License.
May require CPR certification within one (1) year of employment.
Must successfully pass all background investigations.
Preferred Qualifications Experience working on repairs in different trades.
(Plumbing, Electrical, etc.

Knowledge of elevator, escalator, and automatic door systems.
Knowledge of mechanical preventive maintenance techniques, practices, and procedures.
Knowledge of basic carpet and tile installation and repair procedures and techniques.
Knowledge of fire alarm and fire sprinkler systems.
Knowledge of tools, equipment, and materials used in building and mechanical maintenance and repair.
Ability to establish and maintain effective working relationships with City staff and the general public.
Ability to perform preventive maintenance procedures on various building equipment such as air conditioners and light fixtures.
Ability to communicate clearly and effectively.
Ability to perform basic electrical, mechanical, plumbing, carpentry, painting, and general building maintenance and repair procedures.
Ability to perform all the physical requirements of the position, with or without accommodations.
Working conditions are primarily inside with occasional work outdoors with frequent exposure to temperature extremes, dust, dirt, grease, and noise.
