The successful Plant Operator works under the supervision of the Plant Manager and Assistant Plant Manager.
He/she coordinates with team members to perform routine maintenance, preventative maintenance and repair procedures in the central energy plant.
He/she shall keep the Plant Manager informed regarding equipment failures and power outages that affect the safety or operation of the facility.
Upon identification of any abnormal conditions, he/she takes the necessary steps to limit damage and initiate necessary repairs.
The Plant Operator assumes responsibility for performing duties for the operations of the central energy plant, establishing and maintaining effective communications with fellow team members and necessary persons, and for the safety and cleanliness of the plant.
These duties and responsibilities include, but are not limited to the following: ESSENTIAL DUTIES * Performs preventative maintenance, repairs, installation and operation of HVAC equipment, electrical systems up to and including 480 volt 3-phase, fixtures, plumbing and other mechanical equipment * Inspects, investigates and troubleshoots equipment to determine and complete appropriate equipment repair methods with supervision * Uses and adapts computer programs to retrieve and analyze data * Available for periodic stand-by duty, 24-hour call out and various shift changes * Properly logs and accurately records readings for all required equipment and procedures following regulatory and Win-Sam requirements * Perform water treatment testing safely and accurately * Ability to navigate Building Automation System to view all associated equipment * Knows and can identify the physical location of each piece of equipment * Ability to follow pictorial, schematic and ladder diagrams * Ability to recognize normal and abnormal sounds of HVAC equipment * Ability to read and interpret miscellaneous drawings and schematics * Maintains cleanliness of the central energy plant and all associated equipment * Proactively responds and adapts in HVAC environment to serve client at the highest standards * Prioritizes and coordinates work activities to complete jobs individually and as a team * Secures appropriate parts and supplies through designated procurement system * Understands and utilizes safety procedures and safety equipment at all times * Completes OSHA BASIC Safety Training * Expresses ideas clearly in written and oral communication with team members and management to complete various jobs * Seeks growth in expanding knowledge and skills through training and education * Presents self in clean, neat, professional manner and wears company uniform (provided) in its entirety * Performs other miscellaneous duties assigned * Accurately records and reports time worked, according to policy * Communicates questions and concerns to management REQUIRED KNOWLEDGE AND SKILLS * Must have knowledge of HVAC equipment and maintenance * Must be able to record and interpret readings for required equipment * Ability to apply common sense understanding to carry out detailed written or oral instructions, operations and duties * Ability to apply common sense understanding when dealing with any problem * Ability to perform basic math skills including, but not limited to addition, subtraction multiplication, and division in all units of measure, using whole numbers, common fractions, and decimals * Ability to apply basic knowledge of computers and office equipment PHYSICAL REQUIREMENTS * Must be able to lift 75 pounds * Must be able to walk, sit, stand, climb, twist/turn, push/pull, squat, crawl/kneel, reach above shoulder * Must be able to perform repetitive hand/wrist/arm movements * Average close/distance vision necessary in order to record logs and operate equipment * Must be able to communicate effectively and be understood by others * Must be able to hear the various equipment in order to diagnose issues MINIMUM QUALIFICATIONS * 2 years of High School education and/or 2 years in trade experience * Possess and maintain an E.
