Come and join the Westland team where growth is key! The Community Manager oversees the daily operations of the community including, but not limited to, managing financial matters, handling resident relations, coordinating maintenance work, enforcing leases, and preparing performance reports.
They manage the activities of the entire on-site staff and coordinate available resources to effectively and successfully accomplish financial and operational objectives as set forth by Westland Real Estate Group’s vision.
Requirements: High school diploma/GED 2 - 5 years experience as a Property Manager or similar role Certified Apartment Manager (CAM) preferred Working knowledge of property regulations Personal Competencies: Ability to understand financial and operational goals and implement processes to achieve goals Professional appearance and attitude Customer Service oriented Detail oriented Ability to lead and motivate others Strong communication skills Exceptional organizational skills Basic Marketing knowledge Ability to learn technology (system and programs) quickly Flexible Resourceful Responsibilities of the Community Manager: Property Management- Manage all aspects of assigned community Maintain accurate records of all community transactions Maintain awareness of industry laws, standards and regulations Inspect community on a regular basis Report all liability and community incidents Ensure property has appropriate security Submit required reports as appropriate Attend management meetings Special projects and other duties as assigned Leasing- Oversee leasing activities to achieve occupancy standards Resident Relations- Encourage positive resident relations Enforce property policies and procedures Generate necessary legal action, documents and process in accordance with State Law and Westland Real Estate Group’s guidelines Maintenance- Oversee vendor/contractor work Oversee maintenance and repairs Assure there are adequate market ready apartments Finance and Budgetary- Accomplish financial goals and report performance periodically Collect receivable accounts and handle operating expenses to meet budget Develop and manage annual budgets Human Resources- Oversee property personnel and manage their performance Be aware of, implement and enforce company policies/procedures Job Duties of the Community Manager: Set market rents, formulate annual budgets and income projections, schedule expenditures; analyze variances and initiate corrective action to meet budget.
submit financial reports Audit invoices to ensure accurate coding and confirm billed amounts match approved scope of work and sumit in a timely manner according to business standards; control and manage all funds (including Petty Cash) Set team and individual performance goals; weekly, monthly and annual and conduct meetings to communicate goals and provide support to accomplish goals Supervise and motivate team members to achieve operational goals; provide ongoing feedback as well as formal and informal performance evaluation, facilitate performance management for under performance up to and including terminations of employment if warranted Oversee team members; provide new orientation, instructions on procedures and guidelines and safety standards Oversee team members work to ensure quality and adherence to standards Manage team’s time keeping; review, correct and approve timesheets Ensure teams awareness of industry laws, standards and regulations as well as market/industry conditions and trends via trade publications, professional organizations, etc.
Ensure implementation and enforcement of company policies/procedures Establish rental rates Determine monthly specials/ concessions for the property Determine rent adjustments and concessions, and negotiate incentive offers for renewals Oversee collection of rent in a timely manner according to business standards Oversee leasing activities to achieve occupancy standards; advertise available unit using a variety of media and promotional materials, plan events to generate foot traffic, ensure unit readiness and adequate Leasing Agent coverage Oversee local market surveys and monitoring of competitors Oversee monthly lease renewal process; including generating reports, evaluating residents standing, assessing rental rates, Review all notices to vacate to determine the cause of the move-outs Oversee generation of necessary legal action, documents and process in accordance with State Law and Westland Real Estate Group’s guidelines Oversee vendor/contractor work; communicate with vendors regarding work schedule, work quality and billing; maintain a collaborative relationship Physically walk and inspect community and check vacant apartments on a regular basis Conduct inspections of units as appropriate (semi annual and annual); inspect with residents as required to assess apartment conditions Encourage positive resident relations; plan and conduct resident appreciation activities Enforces residential policies and procedures by identifying violations and addressing violators Oversee maintenance and repairs including managing inventory and aging of work orders to maintain alignment with business standards Assure quality and quantity of market ready apartments Update vacancy status on a daily basis on Availability Board and in core system (Yardi); coordinate with maintenance and make-ready staff to ensure timely condition of apartments after move-out Meet with Maintenance Supervisor daily to discuss schedules and maintenance activities and Mobile Maintenance usage and accuracy trends Report all liability and community incidents to Regional Managers and corporate office immediately Ensure that all workers’ compensation claims are reported and proper paperwork is completed Secure property by reporting security issues to Regional Manager, respond to emergencies Maintain records and ensure submit non-financial and HR related required reports to leadership as appropriate (daily, weekly, monthly) Attend scheduled management meetings Special projects and other duties as assigned Benefits: Westland takes pride in its team members and proudly offers the following benefits: Medical (dependent coverage options as well) Dental (dependent coverage options as well) Vision (dependent coverage options as well) Life Insurances (dependent coverage options as well) Short Term Disability Insurance Long Term Disability Insurance 401K with employer matching 6 Sick Days a year 10 Vacation Days a year to start Paid Holidays Rent Discounts and More!
