Job Description:
Program Manger to assist the Real Estate Operations - Central Region (TX, AR, MO, OK, KS, IA, NE, MN, ND, SD) Director and leadership team.
This position will be based in the Central Region, preferably the Dallas market to best provide the value required for growth, maintenance, and implementation of the anticipated high standards required.
Responsibilities: Strategic & Analytical Capture, report, analyze and be a discussion lead on identified opportunities and best practices on metric results of all Alliance Partners Be “boots on ground” assistance on meeting and maintaining RTO standards across the Central Region.
Tracking progress, maintaining working field logs as related to adds, changes and expectations.
Meeting with key stakeholders on getting us to our mark.
Coordinate, partner and lead on Central Regional based initiatives.
Address areas of opportunity by developing strategy and connecting with partners to address the issues.
Represent the Director and the Central Region on behalf of the leadership team.
Reinforce expectations with team members and partners.
Brainstorm with members of the team to bring about constructive change and innovation.
Be a front door to our clients as needed for Central REO operations mitigating escalations before they occur.
Lead in the annual cap/exp planning season.
This role is imperative in moving the partners and internal team thru key objectives to meet our goals.
May have 24/7 responsibility to respond to emergency situations.
Researches, recommends and implements new tools and methods to improve employee workplaces, building infrastructure and/or the financing of specific properties.
Negotiates and manages contracts and/or leases and engages and directs the work of architects, engineers, real estate brokers, property managers and/or consultants.
Collaborates and contributes with attorneys and consultants to ensure compliance with contract terms and conditions.
Manages multiple complex real estate projects and/or purchase, sale and lease negotiations, and ensures compliance with cost and schedule parameters.
May have 24/7 responsibility to respond to emergency situations.
Works on complex problems where analysis of situations or data requires an in-depth evaluation of various factors.
Exercises judgment within broadly defined practices and policies in selecting methods, techniques, and evaluation criterion for obtaining results.
Tactical Items Be part of the flow of invoice approvals and COU device approvals.
National staff liaison Regional oversight for programs such as ATS/Switchgear, Arc Flash, etc.
General budget understanding – pressures, under spend, needs of the business.
Strong event (emergency) management skills when an event bridge requires activation and ability to prepare daily updates as required.
Audits, data requests, special projects as needed.
PowerBI guru.
Operational review and presentation development.
Set meetings and expectations for the team on anticipated outcomes.
Skills Preferred location is in Dallas, TX and have familiarity with the Central Region portfolio.
Ability to be a self-starter.
Be proactive.

Have a partnering and collaborative spirit with our clients and partners.
Be able to communicate effectively with all levels of management.
Must be able to move between strategic and tactical efforts by effective prioritization.
Must have a strong understanding of MS Office, (Word, Excel, Power Point…) Education Preferred bachelor’s degree in architecture, Building Science, or Engineering (Construction, Civil, Mechanical, Electrical …) and or 5 years or more experience in field.
Experience Typically 5 or more years of experience in related field and or certification may be required.
Supervisory: No.
Environmental Requirements: This position may be responsible for contributing to AT&Ts compliance with environmental laws and regulations as applicable to its job function.
This may include, but is not limited to, work related to fuel tanks, emergency and stand-by generators, boilers, hazardous waste, hazardous materials, batteries, manholes and vaults, water wells, linear and other construction projects, water discharge, or air emissions.
Our Lead Real Estate Managers earn between $94,300 & $158,400 of TSR.
