The Commercial Assistant Property Manager assists with the management of the property in accordance with company policies, procedures and standards.
This position will develop knowledge and skill in the areas of lease administration, income/expense management and administration, physical facilities management and tenant relations.
Responsible for the daily preparation and maintenance of basic accounting data.
*Essential Functions*
Assist with the field activities associated with a property or group of properties
Supervise vendors (landscaping, janitorial, etc.
) and maintenance request activities
Field, track and respond to tenant service requests
Perform regular property inspections and makes a detailed quarterly report
Assist in the development of operating and capital budgets
Conduct initial collection calls
Assist in preparation of monthly reports for owner, identify variances
Input leases, tenant data and invoices to create and maintain computer-based account files
Process accounts payable and receivable in Yardi
Prepare tenant bill backs for utilities, etc.
Prepares invoices, posts to AR and deliver to tenants
Create/maintain computer based account files
Prepare financial and management reports as required
Maintains and tracks service requests in Angus software or other accounting software
Coordinates tenant fire drills, tenant functions, etc.
Tracks Certificates of Insurance for Tenants and Vendors and sends letters when certificate has expired
Updates all parking and access control cards for Property and Tenants
Generate system Aged Receivables report to track and report aged items
Prepare Lease Commencement letters for each new lease and amendment to the lease
Research, prepare and submit the annual Operating Expense Recapitulation letter for each tenant

Bachelor’s degree
2+ years of commercial real estate experience
Yardi experience required
