*Job Description *
Fresh Meadows REI Management is looking for an experienced Property Manager willing to grow within the company.
The Property Manager needs to possess knowledge of Fair Housing laws and regulations, must have superior customer service skills and be able to communicate effectively with all levels of management and personnel.
The Property Manager should be detail oriented and be able to focus with occasional interruption.
They must also be able to effectively market the properties and the surrounding amenities to potential residents and conduct the appropriate follow up through written and verbal communication.
The Property Manager will report to our Regional Property Manager.
The successful candidate will embody and work to reinforce FMREI Management’s core values in all aspects of representing the company.

We currently manage one community, for a total of 216 units.
The community that you will be working at is comprised of 216 units.
We are a growing company.
Once the current property is stabilized and paying the investors, we will look to add additional properties to our portfolio.
*Property Manager Schedule* Full time, Monday through Friday from 8:30 AM to 5:30 PM.
Every other Saturday from 10:30am - 5:00pm.
Some after-hours duties may be required on occasion.
There may be a need to work on Sunday from 12:00pm – 4:00pm until occupancy recovers.
*Property Manager Responsibilities/Competencies:* Job duties include but are not limited to: * Meet and greets prospective residents.
* Shows market ready units to prospective residents.
* Walk vacant units to ensure market readiness and inform maintenance personnel of any market ready deficiencies.
* Completes traffic sheets and maintains guest card files for the manager.
* Prepares correspondence such as thank you notes and other general correspondence.
* Initiates resident screening.
* Processes rental applications to qualify and approve prospects for the community.
* Collects deposits, ensures that lease files are complete and that the correct entries are posted in the accounting system.
* Conducts themselves and property business according to state and federal laws and regulations.
* Accepts rental payments and resident work order requests.
* Assists with the required weekly and monthly property reports.
* Assists with the Resident Referral and Resident Retention programs.
* Assists in resolving resident complaints and answers resident questions.
* Performs market research and generates market comparison reports.
* Performs online marketing activities and responds to online leads.
* Assists with property marketing activities.
* Must be able to concentrate on intricate detail with some interruption.
* Responsible for the appearance of the office, amenity area, models and common areas of the property.
* Conducts errands off of the property including the purchase of supplies, post office mailings, bank deposits, etc.
* Conducts property business according to company policy.
* Works with the Regional Manager to build and implement strategies to maximize the property revenue and minimize operational expenses.
* Handles consistent posts on social media platforms and assists with responding to social media inquiries, takes down and blocks negative comments where possible and provides feedback to direct future social media campaigns.
* Performs other duties as necessary to meet the needs of residents and the properties.

* Work cohesively with other team members to ensure that the communities run smoothly at all times.
* Prioritize tasks and follow specified procedures.

* Follow all OSHA safety standards that are applicable for the safe performance of the job.
* Communicate with the regional property manager about unsafe or hazardous environments on the property and take the lead to ensure that these issues are resolved.
* Maintain courteous and helpful demeanor with residents, prospective residents, co-workers, vendors, etc.
* Walk assigned property daily to observe and note changes in condition that will require attention.
*Leadership* * Communicate regularly with the Regional Property Manager to ensure leasing goals are in line or exceed the property goals and to assist to measure progress toward those goals.
* Maintain a positive attitude even when working with difficult situations or people.
* Provide guidance and mentorship to junior staff members to assist with their professional development.
* Must have the ability to reliably work unsupervised for periods of time.
*Integrity* * Set and uphold high standards of honesty and integrity for self and team members.
* Trustworthy with company property, confidential information, and resident possessions when entering occupied apartments.
* Courteous and effective with communication *Property Manager Requirements* * Minimum of 1-3 years direct experience as a Property Manager for an apartment community.
* Driver's License required * Familiarity with Microsoft Word and Excel * Experience with ResMan preferred Job Type: Full-time Salary: To be determined by level of experience.
